Standard Home Inspection
This is a thorough, non-invasive examination of a residential property's overall condition, that we adhere to by TREC's excellent Standards of Practice for Home Inspectors. Our Standard Home Inspection is conducted using some of the most advanced tools and technology in the industry - including Foundation ZipLevel, Thermal Imaging Infrared Camera, Aerial Drone Photography, Digital Reports, and more! The Standard Home Inspection will consist of inspecting the following:

New Construction Inspections
If you're having a home custom built to your specifications the team at Beasley will inspect the three major phases of construction to verify your new home is getting built the right way. Our phase inspections of a new home will consist of the following:
Pre-Concrete Pour Inspection: This inspection is performed after the foundation forms have been set, but before the concrete is poured. We will inspect the forms, post tension cables, vapor barrier, placement of drain lines, and more; to make sure that everything is in place per the builders plans, before the concrete is poured.
Pre-Drywall Inspection: This inspection is performed after the framing, electrical, plumbing, and HVAC rough-ins have been installed, but before the drywall has been installed. We will take a close look at all the framing members for proper support, water supply lines, drain lines, wiring, ducting, ventilation and more; before everything is concealed and covered with drywall.
Final Inspection: This inspection is performed right before the builders walk through, once the home is near completion. We will complete our standard home inspection to make sure that everything has been completed and is functioning properly before you move in.
11 Month Warranty Inspection
After putting your new home to the test for 11 months, there might be a few things that need attention. Our 11 month warranty inspection will provide information about items that need to be addressed before the warranty ends. We will complete our standard home inspection and document our findings so that you will have a report to give to your builder.
After repairs have been made, we can come back out to the property to perform a Re-Inspection to make sure that the repairs had been properly performed and completed. We can re-inspect a few items, or all the items listed on the original report; whatever you need!
Construction Re-Inspections
Termite & WDI Inspection
We are licensed with the Texas Department of Agriculture (TDA) to perform Wood Destroying Insect/WDI inspections (TPCL # 0936411). This inspection consist of an investigation inside and outside the home for evidence of current or past damages caused by termites and other wood destroying insects. We will inspect for conducive conditions, active wood destroying insects, signs of previous wood destroying insects, and signs of previous treatment. We will provide you with a Wood Destroying Insect Report on the same day of the completed inspection.
We are licensed with the Texas Department of Licensing and Regulation as a Mold Assessment Technician (MAT # 1433) to perform Mold Inspections. This inspection consist of using specialized equipment, such as a mold pump to take mold spore samples in areas of the home requested by the client. The samples are then sent to a mold laboratory for evaluation. We will provide you with a Mold Inspection Report once we receive the results back from the laboratory.

Pool and Spa Inspections
We are certified with the National Swimming Pool Foundation as a Certified Pool-Spa Inspector. This inspection includes a complete and thorough assessment of the pool/spa structural components, mechanical systems, and related accessory components.
Septic Inspection
A septic system inspection involves inspecting a home's conventional or aerobic septic system to verify it's proficiency and functionality. We will remove the tank covers to inspect the inside of the tanks, and use a "sludge judge" to determine the sludge levels.
Sewer Scope Inspection
Make sure your home's drain lines are functioning properly and are free of damages. This inspection consist of using a specialized digital sewer camera to scope the drain lines for issues such as breaks, clogs, tree root intrusion, and more. We will take video of our findings, and provide you with a copy of the video.
The water well inspection consist of inspecting the well house, tank, pump, plumbing, and more to make sure that the water well system is operating properly and providing proper water flow to the home. We also offer Drinking Water Testing to test the water for the presence of Bacterial Total Coliform and E. Coli (Escherichia Coli).

Boat Dock and Bulkhead Inspections
We will inspect the bulkhead, dock, piers, boat lift, jet ski lift, and any other visible and accessible components.
